From my experience the perfect vacation rental is no more than 1 hour away from the airport as well as shopping and dining. Fortunately most places in Hawaii are within an hour of the airport but if you have a vacation rental in Historical Kalapana town on the Big Island be prepared to not get many guests from out of town.

Tracking this data will help you to better predict demand for your units so that you can market or price accordingly.

Our Experience With Renters Insurance
This month my girlfriend and I moved into a new apartment in Hawaii Kai. As you can imagine we were very excited to take the next step to move in with each other as well as to upgrade our living situation. It has been a goal of ours to eventually move to Hawaii Kai as we like the neighborhood, the location is convenient to practically everything (except town) and the apartment we are renting is much nicer (although more expensive) than our current living situations.
One of the requirements of moving into our new place was that we must get renters insurance. Although I've heard of renters insurance and have contemplated getting it it never seemed like much of a priority to me. Since we were forced to get it I began shopping around for renters insurance policies and was pretty surprised by what I found.
The terms of our lease agreement required that we have $300,000 dollars in personal liability coverage. This is to insure neighbors who may have damage caused to their units because of any accidents that we create such as a fire or water damage. The nice thing is it also covers our personal property so if we have damage to our unit due to a neighbor having an accident our damaged property will be replaced as well.
For all of this coverage the cost is only around $15 per month which you pay annually or bi-annually. Overall I think renters insurance is a great idea. Like I said I probably wouldn't have gotten it if we were not required to but once I figured out how much insurance coverage you get for about 50 cents per day I think it's a great idea. Even if I decide to move somewhere else I think renters insurance is something that I always plan on having as long as I rent.

Managing A Business In Hawaii

In all my years of starting businesses I have learned a lot. I started my first business when I was 18 which I sold two years later. The profits from that were used to start my second business which went on to grow to over 100 employees and 5 different locations. I've always enjoyed starting business because it fit in with my lifestyle. Plus I like new challenges.
There are a few things I've learned that I feel are important to the success of any business. The first is good management. You always want to surround yourselves with people who have a gift at managing. This can go a long way towards motivating your employees.
The second is proper business insurance. Most people underestimate how important business insurance is. One thing I learned early on is to always prepare for the unexpected. I didn't realize this in the beginning and I learned the hard way not to make that mistake again. With my second business I didn't skimp on insurance I'm very thankful I made that decision.
The final piece of advice I have is to track everything when it comes to marketing. Most people spend marketing dollars but have no idea whether they're getting a return or not. Always track whether those dollars are turning into sales. Most people get so excited to market their business that they overlook this one important fact. Spend the time to set up a tracking system and the results will pay dividends.
